Buying an apartment in a newbuilding is preceded by a hike to the sales department of the developer. We asked the most reliable developers in Kyiv and Kyiv region and made the top 10 questions that need to be clarified.

 

1. Required documents

The developer is obliged to have documents of two types: confirming the right to own land and allowing construction.

2. At what stage are the construction works?

This information is available on the builder's website, but it is better to clarify the details on the spot. We recommend buying an apartment in complexes where the foundation is at least 80% ready and the frame - 60%.

3. Terms of object completion

As practice shows, the object completion dates are often shifted. Be sure to check for possible penalties for delayed handover.

4. Construction technology

In Ukraine, the most popular is monolithic frame technology. The main advantages: strength of construction, thermodynamic control, possibility of realization of various architectural and planning decisions, for example, open spaces, which require dismantling of interior walls.

5. What building materials are used?

Сeramics and ceramic red brick are best suited for exterior walls, and concrete walls - for interior walls. And mineral wool is suitable for high-quality thermal insulation.

6. In what condition are apartments leased?

In Ukraine, there are three options for putting the house into operation: without roughing, with roughing, with repair.

7. Cost per square meter

The cost may vary depending on the construction stage. The most reliable developers of Kiev recommend buying a home at the stage of the pit in order to save. There are risks involved, so cooperate only with a trusted builder. After all, at the stage of the pit the price per square meter is the lowest.

8. Are there any discounts?

The developer is interested in selling apartments. One of his tools is discounts. Discounts of 2-5% can be obtained, up to a maximum of 10%. If bigger discount is offered, bypass such builder, because it is probably a swindler.

9. Plan of entry / exit to the territory of the RC. Availability of parking and cost of parking space

The newest RCes are projected with closed territory, so ask for the number of entrances and exits are planned. Discuss the details of the parking space:  residential complexes often have fewer parking spaces than apartments.

10. Who will service the house after commissioning?

There are three options: creating an association of co-owners of an apartment building - ОСББ (OSBB) transferring the house to the balance of urban utilities; service by a private operating company. Today the most common option is the third one.
